Property Description

Approach the property through a paved stepped entrance or a level pathway leading to a UPVC double-glazed door, which opens into a welcoming glazed entrance porch with tiled flooring. From here, double glazed sliding doors lead into the spacious lounge, adorned with coved ceilings and featuring a charming gas flame fireplace built into the chimney breast with a solid stone hearth.

Moving from the lounge, an internal hallway provides access to the bedrooms and kitchen area. The kitchen boasts ample wall and base mounted units with a wood effect and brushed steel handles, complemented by a tiled splashback. Integrated appliances include a Hotpoint four-ring electric hob and an electric oven/grill. An open archway from the kitchen leads to a compact rear hallway, housing a convenient pantry cupboard and offering a flexible reception area that can serve as a dining room or a sunroom to enjoy garden views.

The primary bedroom offers generous proportions, coved ceilings, and fitted wardrobes. Bedroom two overlooks the Coed Y Gopa wood with dual aspect windows, filling the space with natural light. An unexpected bonus is the extra reception room, originally added by a previous owner and currently used as a home office with fitted wardrobes.

The modern bathroom features full tiling and built-in storage options. It includes a hand wash basin, WC, and a clear glass screen shower cubicle with an electric shower.

Outside, the low-maintenance rear garden showcases a mix of paving stones and stone chippings, bordered by a timber fence. Flowerbeds and a greenhouse add to the charm. The Southeast-facing aspect ensures ample sunlight throughout the day.

The front aspect boasts a similarly low-maintenance garden with manageable flowerbeds and stone chippings. Off-road parking is available for multiple vehicles, and a single garage with power can be accessed via a manual up and over door with a side entrance leading to the garden.

Further benefits include gas central heating, double glazing, a part-boarded loft accessible via a pulldown ladder from the hallway.

One of the key highlights of this property is its enviable location on the highly sought-after residential road of The Broadway. Situated just a few minutes' walk from Abergele Town Centre, residents enjoy easy access to a diverse array of local shops, delightful gastro pubs, cosy cafes, and essential amenities. Golf enthusiasts will appreciate the proximity to Abergele golf club, making it convenient to indulge in their favourite sport. For seamless commuting along the North Wales Coast, the A55 is within a few minutes' drive, offering effortless travel opportunities. Additionally, a no.12 bus stop is conveniently located on the right as you exit The Broadway, further enhancing the ease of transportation.

Abergele

Abergele is a small market town, situated on the North Wales Coast between the holiday resorts of Colwyn Bay and Rhyl, in the Conwy County Borough. Its northern suburb of Pensarn lies on the Irish Sea coast and is known for its beach, where it is claimed by some that a ghost ship has been sighted. Abergele and Pensarn railway station serves both resorts.

Abergele lies just off the A55 and is well known for Gwrych Castle. The town is surrounded by woodland covered hillsides, which contain caves where you can find the rare Lesser Horseshoe Bat. The highest hill is Moelfre Isaf (1040 ft) to the south of the town. There are also outstanding views from Cefn-yr-Ogof, Tower Hill and Castell Cawr (known locally as Tan-y-Gopa). Castell Cawr is an Iron age hillfort, one of several in the area.

Abergele (including Pensarn) has a population of around 10,000 and is part of the Abergele/Rhyl/Prestatyn urban area with a population of 64,000. Approximately 29% of Abergele has a significant knowledge of Welsh. The town also has satellite villages such as Saint George, Betws yn Rhos, Rhyd-y-foel, Belgrano, Llanddulas and Llanfair Talhaiarn.
