Features and description
- Leasehold
Lovely and primely-located two double bed first floor Victorian conversion flat with bonus single room/walk-in wardrobe.
Find it on a really quiet, tree-lined residential street (the stuff of driving lessons) with unrestricted parking, just off Pepys Road in the SE4 bit of Telegraph Hill Conservation Area.
Walk just seven minutes for Brockley’s Zone 2 station and its ever-gentrifying town centre. New Cross and Nunhead are both a short walk, too. Nunhead Station is a 10 minute walk; New Cross Gate a 14 minute one.
Telegraph Hill’s parks are also close - walk just three minutes. Parking is unrestricted, on-street. Leasehold.
It’s a shared front door then you open your own door and take your own stairs up. Arriving on the landing proper, you have a huge reception room with an open-plan kitchen to the front of the flat. The room’s over 17 feet by over 16 - making zoning eating and seating areas a doddle - and has a big bay window and additional sash, plus stripped and treated floorboards. The whole room’s a delight thanks as well to its south-facing orientation. The street views are pleasingly-leafy. The fitted kitchen’s an attractive white gloss number.
Next door is the first of your bedrooms. This one is over 10 feet by over 8 and has built-in alcove storage.
Down to the half-landing and you first have a single room/study/walk-in wardrobe (with sash window) to your right hand side.
Adjacent is a neat white bathroom with overhead shower, and beyond this, the master bedroom that is over 10 feet by over 8 feet, with views onto neighbours’ gardens and beyond.
Telegraph Hill is a top community to lay your hat and hosts regular community festivals and the like. Telegraph Hill’s Victorian Parks are popular and beautiful, and The Hill Station is your local cafe. There’s a weekly Saturday market held in the Lower Park, or nip down to Brockley Market (held on Saturdays in the Lewisham College Car Park).
Brockley has got some lovely neighbourhood eateries, including Ellary's and Parlez. Browns of Brockley by the station serves up great coffee.
Nunhead - with its high street village feel - is really close: Here we like Ayres bakery and fc Soper wet fish shop, as well as El Vermut, BARD4100, Goodcup/Goodnights, The Old Nun’s Head and Kudu Grill.
We’re big fans of New Cross’s centre as well, with its pretty, historical buildings and good number of pubs and eateries, including The Rosemary (organic Hungarian fayre), The Rose Inn, The Telegraph and The Amersham Arms. Thanks to Goldsmiths University, New Cross attracts a notably cool creative crowd and has a cool contemporary art gallery (which is open to the public): Goldsmiths cca.
A big Sainsbury’s store by nxg Station is on hand for ‘the big shop’. Deptford High Street is fairly close, too, for top restaurants including Marcella, and cool hangouts in Deptford Market Yard. And of course Peckham is also close for more options.
