The Architect

Practice Dualchas was founded on Skye in 1996 by brothers Alasdair Stephen and Neil Stephen. Since its inception, the firm has sought inspiration from local vernacular, spearheading cultural confidence and a contemporary renaissance in the architecture of the Highlands. Contextually driven, their projects work in harmony with the surrounding environment and landscape.

Mary Arnold-Forster rsa has spent the last three decades working on remote and wild sites across the Highlands and Islands of the west coast of Scotland, initially with Dualchas before focussing on her own practice, mafa. Arnold-Forster’s approach is based on a rigorous study of site, context and landscape, producing architecture that is fit for purpose and spirit-lifting.

The Tour

Accessed via a drive leading to the rear garden and generous parking area, the house has a minimal profile that nods to the local vernacular. The slate roof and greying larch cladding are counterpointed by planes of white render, all in tune with the Highland setting. Painted bright red, the front door is a perky contrast to the more monochrome façade.

The entrance is adjoined by a covered porch, perfect for kicking off boots after a long walk. This opens to a slate-tiled area that doubles as a handy utility space and cloakroom and leads to a welcoming inner hallway.

Beyond, the living area makes a striking impression with its soaring ceiling that rises to the roofline. An open-plan layout, attuned to easy living, has an exceptional quality of ever-changing light. Swathes of floor-to-ceiling glazing and carefully positioned slot windows frame breathtaking views of the heather-covered coastline and distant mountains, setting domestic ritual against Skye’s sublime watery landscape.

The seating area is centred around a warming wood-burning stove set in a large recessed chimney breast, flanked by distinctly Scandinavian hollows for artful log storage.

Sliding doors open onto a timber deck, creating seamless indoor/outdoor living spaces that make for a brilliant morning coffee or evening sundowner spot. An indoor dining area is arranged on the other side of the glazing, making for particularly atmospheric mid-week suppers and dinner parties alike.

The kitchen area has generous runs of cabinetry - painted a soothing duck-egg blue - neatly tucked under woodblock countertops. An adjacent sliding door unveils further storage, and an array of open shelving provides a practical place to display favourite recipe books.

Three of the four bedrooms are positioned on the ground floor, towards the front of the plan. The two double bedrooms, each with generous wardrobe provision, have shared access to a wet room-style shower room. The smaller bedroom, used by the current owners as a study, is accessed directly from the hallway. With far-reaching views, all of these rooms are quiet and peaceful.

Lit by a generous overhead roof light, a walnut staircase twists to the upper level where the main bedroom and a roomy bathroom lie within the roof space. The bedroom affords magnificent sea and mountain views and has ample storage cleverly concealed within the eaves. Windows in the bathroom frame similarly astonishing views of hills, sea and sky.

The house is replete with an E V charger.

Outdoor Space

The house sits on a majestic untamed position, with grassy slopes running down the shoreline of the Obbe, a tidal inlet fed by the Inner Sound. Rustic benches are brilliant perches for birdwatching. Sea and white tailed eagles and red-and-black-throated divers fly overhead; in the distance, dolphins pass by in the sea. Seals and otters are frequent visitors to the nearby waters, while passing deer can often be spotted on land.

The adjacent beach, where afternoons can be spent walking, beachcombing, or foraging for an evening’s barbecue, affords invigorating paddling or wild swimming in warmer months.

Looking out over the sea, banks of lichen and heather arrest the sublime expanse of the Atlantic Ocean. The Cuillin Mountains are perfectly reflected in an otherworldly panorama sustained by the calm, undisturbed water of the Inner Sound.

At night, the sky is ablaze with stars, and, on occasion, the compellingly beautiful aurora borealis, the Milky Way, and noctilucent clouds make spectacular appearances in winter months.

The Area

The breathtakingly beautiful Lower Breakish is settled on the southeastern coast of Skye, looking out onto Broadford Bay. There are prime opportunities for coastal walks, fishing and even spotting the odd native otters on the island.

Accessed via a single track road, Lower Breakish also lies close to Broadford, a large settlement on Skye, a 5-minute drive from the house. The town can also be reached by bicycle in around 20-minutes via the replacement cycle bridge that leads to Waterloo Road, and from there into Broadford. Here, The Red Skye Restaurant is particularly well-regarded, with an inspiring offering of local specialities. Shellfish Shack, adjacent to the Claymore Restaurant, is a great place to stock up on scallops and langoustine. Broadford is also home to the island's new hospital, which opened in 2022.

The bustling main town on Skye, Portree, is around 30 miles north-west and offers handy amenities and distractions throughout the year. Along with supermarkets and day-to-day shopping, there is a cinema in the town’s information centre and an array of independent shops including the bookshop Carmina Gadelica. There are also several restaurants, such as Scorrybreac, serving up delicious local food.

The mainland town of Kyle of Lochalsh, known as the gateway to Skye, lies just a 10-minute drive away, at the eastern end of the Skye Bridge. A bustling spot, it is handy for everyday shopping. It is also home to three sea lochs which meet at the tidal castle Eilean Donan: Loch Alsh, Loch Duich, and Loch Long.

Nearby Broadford offers a local primary school and there are high schools found in Portree; a local mini-bus service takes children to this senior school. There is further high school in Plockton, another coastal town on the mainland, around six miles north of Kyle of Lochalsh.

Skye is connected to the mainland by a free road bridge. In terms of transport links, there is a bus service from Portree to Glasgow and Inverness. A train link from Kyle of Lochalsh, an 11-minute drive from the house, goes directly to Inverness. Otherwise, it is approximately a two-hour drive to Inverness, where a plane takes around an hour to London Luton and Gatwick. There are also regular and sleeper trains from Inverness to London. Ferries from the island also go to Mallaig on the mainland and the nearby islands of Harris, Lewis and the Uists.
