Located down a quiet lane, just off Horam High Street, backing onto fields with access to the Cuckoo Trail just a short walk away. A beautiful three bedroom detached family home set in approximately two thirds of an acre with plenty of entertaining space.

The property has been modernised in recent years, retaining plenty of character and charm, with the garden receiving significant improvements. The lounge faces the front of the property, with wooden floors, and an electric wood burner set in a brick fireplace.
The kitchen/diner provides excellent family living space with a large island and breakfast bar with quartz worktops. Although modern, the kitchen has plenty of character with an exposed brick feature wall, a five-ring gas Rangemaster, and a Belfast sink looking out to the garden. There is an integrated dishwasher and space for a fridge/freezer and an external door to the side of the house.
The dining area has a log burner with a wooden mantel, and large French doors leading out to a balcony with glass balustrades and steps leading to the garden terraces. The entrance hall provides understairs storage and the downstairs w.c.
Up the turned staircase to the first floor. Bedroom one is a large double with integrated storage and overlooks the garden and the fields beyond. Bedroom two is a well-proportioned double and bedroom three is a good-sized single. The family shower room has a shower cubicle with a rainfall shower head and handheld shower attachment, a corner vanity unit wash basin, and a heated towel rail. A further bathroom on the first floor has a freestanding bath and a vanity unit with inset wash basin. There is lapsed planning permission from 2020 to convert the loft into an additional bedroom (wd/2020/0688/F).

Outside: Through the kitchen doors to the balcony and steps leading down to the garden and the lower ground floor. A large patio bordered by sleepers provides fantastic entertainment space, spanning the plot's width, and benefits from outside electricity and water. From the patio, there is access to the cellar, currently used as a utility room, which has a sink and plumbing for white goods. A second door provides access to the outside w.c. And a basement area for additional storage under the house. The well-established garden is mainly laid to lawn and bordered by a stream and fields to the rear, and is around two-thirds of an acre in size, ideal for families wanting plenty of outdoor space. The lawn is interspersed with fruit trees, including plum, pear, wild cherry, elderberry, sloe berries and raspberries, mature trees including acers, cherry blossom, oak and ash, with areas set aside for wildflowers. Power and water supplies have been installed (requires connection) in an area just entering the main portion of the garden, which would be ideal for a home office or garden room (subject to pp).
To the front, there is off-road parking on a brick paved driveway for two vehicles.
