Property description
Hollybeech is in an idyllic rural setting and on entering the front hallway you appreciate the full charm of the property. The front porch leads you from the hallway into a good-sized sitting room with a wood burner and double aspect windows which offer you glimpses of both the front garden and the hills above Blythe to the West.
From here you enter a large dining kitchen with a lpg aga oven, with a handmade tiled splashback. The kitchen is fitted with modern appliances including a electric oven. The utility room lies off the kitchen and is a very useful space for country living and due to its size, can double up as a boot room as there is a door that leads to the rear garden. Also in this part of the house is a downstairs WC. Next, we come into a study which offers a plenty of room for a couple of desks and pretty window overlooking the front garden.
Next, we are lead through a door into the expansive galleried drawing/dining room with double French doors that open into the rear garden. This room is a perfect entertaining space, and the current owners can testify to many a happy gathering here.
The rear hallway leads to a beautiful downstairs double bedroom with a view of the garden and an ensuite with underfloor heating, steam proof mirror and a heated towel rail.

Local area
Hollybeech is within the catchment of the much sought after Earlston High School and a number of excellent Primary Schools.
Only 5 miles east, Lauder is a charming little Borders town in the middle of the Lammermuir Hills. Lauder is elongated town that simply follows the line of the A68 road from Edinburgh to Darlington in England. Much of the medieval street plan of Lauder still remains pretty much intact. Lauder offers a buoyant local community, an excellent primary school, village hall, two pubs, a church and range of independent shops. Both Edinburgh and Newcastle are within comfortable driving distance, and both have international airports. Trains are accessible from either Tweedbank Station near Melrose or the mainline station at Berwick Upon Tweed.
The region boasts some of the most impressive countryside in Scotland and there are a wide range of country pursuits available including fishing, shooting, golf and hill walking all nearby. The Borders offer excellent riding facilities, local point to points, hunting with the Lauderdale Bloodhounds, Jed Forest, Buccleuch and Border Hunts and the well-attended annual Common Riding. The nearby towns of Melrose, Kelso and Galashiels offers further shopping facilities and historical interests as well as the regions Border General Hospital (bgh) which is highly regarded. Tweedbank Railway Station which is situated between Galashiels and Melrose provides a regular train service to Edinburgh, with proposals underway to extend through Hawick to Carlisle.
The area also has many historical attractions to explore such as Thirlestane Castle, Abbotsford House, the home of Sir Walter Scott, the Abbey in Melrose or Floors Castle and Gardens in Kelso.
