Our Seller Says:
We had many reasons for buying this home - we wanted a great family home to raise our boys in with access to excellent Primary and Secondary schools. The garden was also a fantastic draw as a great entertaining space and plenty of room for the kids to run about in. The house is a short walk to Colinton Village which has great shops and restaurants and there’s always been a real sense of community which has been wonderful. Getting further afield was easy too with quick access to the M8 and Airport and it was great to have the No. 44 bus at the bottom of the road to get you into the city centre quickly. We will miss our garden the most, we spent a lot of time getting the plot to how we wanted it and now it is so well established and easy to maintain with different plants, trees and shrubs and lots of birds and wildlife. The boys used to play football and tennis and hide and seek and were often out there for hours at a time. We have had many family get togethers and barbecues and once even a wedding! It’s a lovely quiet space to relax in and we will definitely miss it. I have many happy memories of family meals in the kitchen. It’s a warm and cosy room and my wife spent a lot of time designing the kitchen to get it how she wanted it. She was a great cook and I didn’t mind doing the washing up afterwards looking out at the garden.
Nestled in the charming Hailes Garden of Colinton, this delightful three-bedroom detached villa offers a blend of comfort and elegance. Situated on a lovely street, the property greets you with a monobloc driveway and an integral single garage with an electric up-and-over door. The front garden, adorned with attractive shrubs and trees, enhances the villa's great kerb appeal.
As you step into the entrance vestibule, you are welcomed by a tiled floor and a glass panelled door leading into the bright entrance hallway. The ground floor is beautifully illuminated by glass panelled doors throughout, creating a warm and inviting atmosphere. The lounge features a stunning bay window, a well-presented marble surround with an electric fire, and traditional coving, offering a perfect space for relaxation.
The ground floor also houses the first bedroom, a generous double with a bay window, coving, and a built-in shelved cupboard. The room is complemented by wardrobes along one wall, included in the sale. The large kitchen/dining room, with views over the garden, boasts ample modern base and wall units, integrated Neff appliances including a 5-ring hob, oven, and grill, and space for a fridge/freezer, dishwasher, and washing machine. The designated dining space, complete with a table and chairs, provides a delightful spot for family meals, with side door access leading out to the garden. The fully tiled shower room features a double shower, WC, and wash hand basin, while the third bedroom, a single room or potential office, offers views over the garden. Additional storage is available in the under stairs cupboard.
Upstairs, the hall benefits from storage within the eaves space. The second double bedroom includes a large walk-in cupboard, fully shelved, and presents far-reaching views towards the Pentlands. Throughout the home, natural light floods the spaces, creating a bright and airy ambiance.
The rear garden is the pièce de résistance, beautifully landscaped with a patio area, a large lawned space, and an array of trees, shrubs, and plants. It's a true credit to the current owner, providing a serene and picturesque retreat.
