Quintessential Georgian elegance enjoying space and privacy.

Description
The Old Rectory occupies a prominent position on the edge of the village of Aston Le Walls.

The house largely dates from the late 18th Century with later additions and is constructed of part mellow pink brick and part stone under a tile and stone slate roof.

Wealth of period features include open fireplaces, oak floor boards, flag stone and chequer board quarry tiled floors, shutters, sash windows, six panel internal doors, cornicing, dado rail, elegant door furniture, front door fan light and elegant staircase.

In more recent times the house has undergone a number of sympathetic improvements particularly to the kitchen and breakfast room with Aga, various built in bookshelves to the library and installations of white bathroom fittings.

Due to the property’s architecture with generous ceiling heights and sash windows there is a real feeling of space and light with a gross internal floor area of about 4,900 sq ft.

The house is approached over a gravel driveway and sweep to the front of the house. Here there is ample parking and from here is access to a range of outbuildings.

The gardens are a key component of this lovely family house and these have been attractively landscaped in keeping with the history of the house which includes an old carriage drive, extensive areas of level lawn, yew, box and beech hedging, yew topiary, various mature trees including beech, holly, ash, walnut, Scots pine, copper beech, magnolia, apple and pear, wisteria and flowering borders and beds. Beyond the main garden there is a wooded area leading to the hard tennis court, which is in need of repair.

Through a lovely pair of brick piers is the pool garden with outdoor heated swimming pool and delightful timber pool loggia that was carefully sourced and imported from India. Here one can soak up the afternoon sun or seek some sheltered solace whilst enjoying the space and privacy afforded by this oasis.

To the rear is a delightful paved sun terrace with ornamental pond, leading to a loggia, interspersed with yew, iris and laurel. The loggia combined with a stone terrace make for perfect entertaining. Tucked in beside the rear of the house is a greenhouse and well.

To the western end of the garden are the outer rear walls of a former groom’s cottage with remnants of a fireplace, offering potential for replacement, subject to the relevant consents. Opposite is a range of traditional stone outbuildings comprising garage, wood and implement stores, all complimenting a house of the size and nature. Access out onto Blacksmith’s Lane. Another garden store lies within the garden.

In all about 2 acres.
