Second Floor
A sleek and boutique two bedroom two bathroom, two balcony apartment on the second floor of a smart designer development just moments from Hackney Downs overground. London's Coolest Park, Hackney Downs Park, is also right on your doorstep.
It's all set among expertly arranged communal grounds with lawns and play areas, great for getting to know the neighbours. You also have a residents gym, bike storage and concierge.
If you lived here...
You'll be enjoying rich designer style throughout. Dark hardwood flows underfoot in your 250 square foot, open plan kitchen and reception. Natural light flows through from your South facing balcony and floor to ceiling windows, while your kitchen area's smartly decked out in smooth white cabinets home to AEG appliances, matching letterbox splashbacks and quartz work surfaces.
Your first balcony is nicely sheltered, with leafy street views. Balcony number two overlooks the grounds, sitting off your principal bedroom across the way, also home to floor to ceiling mirrored storage and a gleaming en suite shower room. Bedroom two's another double, finished in mint green, while your family bathroom's another boutique affair with oversized vanity mirror and soft lighting.
Outside and, as noted, Hackney Downs overground is less than five minutes on foot, for direct ten minute connections to Liverpool Street and an enviable, quarter hour, door to door City commute. Hackney Downs Park itself is just as close, perfect for morning runs and afternoon picnics. Here's also where you'll find The Star by Hackney Downs, a wonderfully characterful gastropub serving up delicious food and drink against the park's leafy green backdrop.
What else?
- Hackney's lively thoroughfare of Mare Street, home to the famous Hackney Empire and Hackney Picturehouse, as well as a whole host of other bars, clubs and venues, is less than ten minutes' walk.
- You have a broad, welcoming hallway with plenty of incidental space and extra, dedicated storage. Always welcome additions to London apartment living.
- The property is presented chain free, for that all important, hassle free move.

A word from the owner...
"We have loved our time living in Atkins Square. Despite being in the heart of Hackney, the triple glazing makes the flat a peaceful haven. The location of the flat is brilliant - it is close to the many shops, bars, cafes and restaurants that Hackney has to offer and its excellent transport links get you to all corners of London in no time at all. There is so much green space within walking distance of the flat - Hackney Downs, Hackney Marshes, London Fields and Victoria Park are all in easy reach. Our first child was born in Hackney and the flat was perfect for a small child with its lift access and open plan design. We are moving further east for more space now we have two children but will really miss everything that Hackney and the surrounding areas have to offer."
