  • Extended lease of 105 Years Upon Completion

Ever dreamt about owning your own home in London’s Zone 1? This perfectly formed one-bedroom apartment, with a separate reception and kitchen - and a west-facing balcony, could be your chance.

The location is fantastic, with Old Street station a ten minute walk away, Angel a mere hop over the peaceful Regent’s Canal, and Shoreditch a stroll in the other direction. You’ve got fantastic pubs, cafes, galleries and greenery right on your doorstep, too.

It’s on the market chain-free with a lease of 105 years upon completion.

If you lived here...

You’ll be keen to get out exploring your fantastic new neighbourhood, but let’s settle in at home first... Set on the first floor of a purpose built block, you’ve 484 square feet of internal space to spread out in. Due to its modern decor and generous windows, the reception room has a bright and brilliant feel. There’s plenty of room for working or socialising, and the separate kitchen will be extra convenient, especially with its modern appliances, glossy metro brick tiles and plentiful units. The bathroom is smart and contemporary, with an over-tub shower and aqua tiling. Even the hallway is spacious, with in-built storage there too.

It’ll be a joy to sit out on the west-facing balcony, and you can also make the most of the well-kept communal garden - a huge space for this part of London. You’ll find more greenery nearby, including Shoreditch Park. You’ve also got the Growing Kitchen Community Garden on your doorstep, a fantastic place where you can get involved in growing - and cooking - organic fruit, vegetables and herbs.

The Regent’s Canal will always act as a soothing sight, especially when you can spot narrowboats meandering by. The Narrowboat pub is an excellent perch for this, but there are many, many great pubs in this area, including the Wenlock Arms, the Duke of Cambridge (London’s first organic pub) and the Island Queen.

You can’t go wrong with the Victoria Miro Gallery if you want a culture fix, but you’re also walking distance from epic institutions like the Barbican and Sadlers Wells. Being so close to Upper Street means you’ve got access to the multiscreen Vue cinema, as well as the Everyman Screen on Green, the perfect spot for catching indies.

You’re near loads of great bus routes, and Old Street station is 0.5 miles away for the convenient Northern line.

What else?

- The apartment has already been smartly finished, but if you’re feeling the need to mark your own personality, you’ll be pleased to find out that you’re only a 20 minute walk to Angel’s Cross Street, where there’s a Farrow & Ball and Little Greene amongst the other interior shops.
- As well as the Narrowboat, Studio Kitchen is a great option for dining and/or drinking with a canal-side view, especially for brunch.
- If keeping fit is on the agenda, you’ve got some great jogging and cycling routes nearby, as well as studios such as CrossFit and Hitio Gym.

A word from the owner...

"I loved living in this flat, it's a great location to access anywhere in London. Friendly neighbours and a strong community in the block. The shared communal gardens is beautifully maintained and a great sunny spot in the
summer. Shoreditch Park is less than 5 minutes away, as is the canal so there's always somewhere beautiful to walk to and hang out. The area has had a lot of new businesses setup locally and you can get so much great food, you're spoilt for choice! The flat itself has loads of storage and the rooms are larger than you'd expect so it feels airy and not cramped."
