This well-proportioned and well-position two-bedroom apartment is packed with perks, including an separate reception and kitchen, plenty of storage and a smart finish throughout. But the greatest highlight is surely the location...

If you lived here...
You’ll love the way that the skyline first floor views add to the apartment’s good sense of proportion. There’s plenty of room for working or socialising in the bright reception. The kitchen area has been neatly fitted, with glossy units and an eye-pleasing contrast colour scheme.
The bathroom has sparkling fittings and an over-tub shower, while both the bedrooms are well finished. One could even be used as an office if preferred.
The St James Street area has thrived in recent years and attracted some exciting new independent businesses. Nearby you’ll find creative hub crate St James, an eclectic collection of ventures housed in containers. Just slightly further there’s also True Craft, a fantastic new bar and pizzeria. Your new local coffee shop? Why not make it Weirdough Bakery, which is just 11 minutes away?
If you really want to have your finger on the pulse, check out the emerging scene around the Markhouse Road/Lea Bridge Road junction, where you’ll find some excellent new eateries and stores, including eco-refill store-cum-coffee shop Cups & Jars, Italian deli with a Japanese influence Pinch la Deli and eclectic event space/bar/pizzeria Patchworks, which houses Blondies brewery.
You’ve got access to plenty of greenery, too, including Walthamstow Wetlands and Walthamstow Marshes, which are both a ten minute cycle - or a decent jog.
Need to escape beyond Walthamstow? It's just 14 minutes on foot to St James Street station, where the overground will zip you to Liverpool Street in just 16 mins. Alternatively, take a 20 minute stroll to Walthamstow Central, where the Victoria line will get you straight to Kings Cross in less than quarter of an hour. Walthamstow Queen’s Road station is even nearer, with trains running between Barking and Gospel Oak, perfect if you want to nip to the Essex seaside or open space of Hampstead Heath.

A word from the owner...
"Having lived here for over 30 years now, the area is fantastic for commuting all around London as well as having everything you could want all a stones throw away from restaurants, shopping, bars etc. The area in which the flat is has a great private area feel about it giving you a great sense of security and privacy along with a great community of fellow people. Having St James street train station just a 5/8 minute walk away is fantastic for a quick link into London and also having Walthamstow and Blackhorse Road station again a 10/12 minute walk is another massive perk. For anyone with young kids having local schools such as St Saviors and South grove primary in a couple minutes walking distance is very handy as well as the secondary schools as well."
