Delightful cottage within this sought after village location with pretty gardens approaching a fifth of an acre.

The Property:
This pretty grade II listed cottage is set behind a delightful red brick in a Flemish bond, inset casement windows and under a clay tiled roof with pretty dormers and attractively shaped bargeboards. The current owners have cherished this property, and a particular feature is the part walled cottage style gardens that are brimming with an abundance of flowers and shrubs. A pair of gates open onto a gravel driveway that leads to a parking space and provides access to an open fronted garage, with a large attached wood store/workshop. Much of the garden is laid to lawn with a sun terrace directly behind the property.

The Location:
'The Cottage' is situated in the heart of the pretty village of Avington, in an idyllic location within the heart of the Itchen Valley an area renowned for its beauty and its outdoor recreational pursuits, including beautiful walks, riding and of course chalk stream fishing on the world-famous River Itchen. There is a Church and pretty period and character cottages as well as a nine-hole golf course. The neighbouring village Easton has a Church, two public houses, cricket pitch, village hall and garage, whilst there is a local primary school at Itchen Abbas, the independent school Princes Mead is about one mile and there is a convenience store in Kings Worthy. The larger market town of Alresford to the east is renowned for its boutique shops and restaurants. Winchester offers a more comprehensive range of shopping, recreational and cultural facilities including some fine schooling, both state and private, as well as the highly regarded Peter Symonds Sixth Form College. There are excellent transport links with easy access to the M3 (to London and the South Coast) and the A34 (connecting to the Midlands). The direct train service from Winchester to London Waterloo takes about 1 hour. There are very special walks along the banks of the River Itchen and through Avington Park.

Directions:
Head north from the City towards Kings Worthy via Worthy Road which becomes London Road. On passing the Cart & Horses, turn left onto the A33 and take the first right onto the B3047. Once within Itchen Abbas turn right at The Plough and proceed past Avington Park on the right, bearing round to the right. Proceed into the village of Avington following the road, and the property will be found almost immediately on the left, identified by our 'For Sale' board.
