This former corn mill dates to the mid-1800s and is set within a truly tranquil, idyllic and spellbinding spot. Its cottage-style garden is brimming with a vibrant variety of blooms and fruit trees, and its grounds extend towards the banks of the Garron brook. Offered with no onward chain.

Location:

Llangarron is a pretty village situated between the market towns of Monmouth and Ross-on-Wye, both of which offer a good range of shopping facilities, dining and leisure pursuits. While both give a range of reputable schools, Monmouth boasts private schooling options for boys and girls aged 3-18.
Llangarron itself has a welcoming village community; there are three venues - The Garron Centre, St Deinst Church and Llangarron Village Hall. Not only do these give residents a place to gather, but a variety of events are also staged in these settings, such as classical concerts, coffee mornings and yoga classes.
The spectacular setting of Symonds Yat, which is one of the most well-known landscapes within the Wye Valley Area of Outstanding Natural Beauty, is a short drive (around ten minutes) from Llangarron. This location is famed for its phenomenal river scenery, woodland expanses and limestone cliffs. There are several riverside pubs and restaurants which are exceedingly popular with residents and tourists alike, and a wide range of outdoor pursuits; walking, cycling, canoeing and wild swimming, are easily accessible. At Symonds Yat, the Biblins swing bridge, which crosses the Wye, leads over to the Forest of Dean - giving access to thousands of acres of hikes through the wilderness.

Llangarron is also set within easy access to the major road networks; the A40 is around a mile away and the eastbound road provides a direct route to Gloucester, Cheltenham and the Cotswolds. Meanwhile, motorists heading in the opposite direction can journey towards the M4 at Newport which gives access to Cardiff and London. In addition, the M50 motorway begins in Ross, providing good access to the M5.

The home at a glance:

This magnificent country home is tucked away in a peaceful corner of the countryside, unspoilt by unsavoury sounds - instead one can enjoy listening to the swill of the rivulet, the wind rustling through the trees and a delightful variety of birdsong. As such, the serene space is frequented by all manner of wildlife, such as otters and kingfishers.
The main entrance to the historic house leads into a handsome reception hall. This space instantly paints a picture of the country home's fascinating backstory as it carries a part of the old mill wheel - a remnant of the property's industrial past.
To the right-hand side, there is a utility room, which contains high plug points, a flagstone floor, a deep ceramic sink, space and plumbing for both a washing machine and tumble dryer and also allows plenty of room to air-dry laundry. This then leads through to a generous wine cellar.

A staircase within the reception hall leads to the first floor - a level that serves as the heart of the home as it includes all four reception rooms. There is a sitting room with an open fireplace and exposed beams, a dual-aspect dining room also with exposed beams, a study which sits directly above the reception hall and therefore also features a piece of the old corn mill, and a beautifully bright triple-aspect conservatory which enjoys an excellent elevated view over the cottage-style garden.
A charming dual-aspect country kitchen is also found on this level of the property and this space includes a beamed ceiling, wooden units, decorative tiling, and a stable door at the far end which leads outside.
The top floor accommodates three double bedrooms, all of which feature timbered pitched ceilings. Of these, the largest boasts an en-suite bathroom which includes both a walk-in shower as well as a bath, WC and basin.
In terms of washing facilities, there is also a family shower room on this level of the property as well as a cloakroom off the study on the first floor.

Outside, the grounds offer ample room to grow fresh produce as there is an orchard of various fruit trees, a greenhouse, a well-established herb garden and beds which have previously yielded soft fruit and asparagus.
A few steps lead down to the Garren brook, a tributary of the River Wye, and this is beautified by a verdant rose garden.
The plot also includes a substantial shed, large enough to serve as a workshop, and a double carport with an additional separate bay, ideal for storing logs or a ride-on lawnmower.

Agent's note: We estimate that the plot is approx. 0.75 acre but this requires verification by solicitors. The property has previously been affected by flooding. Please enquire for more information. Vendor commentary as below:

The Mill is set up for flooding. Every couple of years, on average, the Garron Brook floods. There is warning; enough time to put in the flood defences and move the cars to higher ground in the back drive. The water comes up and goes down quickly. In the thirty years plus that my parents lived there, it never stayed for more than a few hours before receding. On the ground floor, all the electrics are high up on the walls and there is room to store everything above the water ingress levels. When the water has gone, it leaves behind a muddy residue which has to be washed out with a hose and broom and then cleaned. It doesn't feel damp for long. None of the utilities are affected and my parents never felt they had to leave.

Whilst the river does flood fairly regularly it only occasionally reaches the Mill, the last time being December 2020.
