Pickwick court was one of the most popular developments built in Corsham around 3 years ago and this style of 4 bedroom home was by far one of the most popular! The feeling of space in all areas starts with the wide and open hallway. I call it a "Christmas tree hall" with so much room and a galleried staircase, this grand entrance is perfect to greet your guests. It even has some storage, hard wearing Amtico wood effect flooring (which runs through into the kitchen areas) and a large downstairs cloakroom. The large living room extends from the front to the back of the house, giving it light from both ends of the room, further enhanced by the wide French doors to the garden. Recently a central faux chimney breast gives the perfect central focal point and area to recess the television away from the kids. This is complimented by an L-shaped Kitchen/Diner/Family space. Exactly what all modern families want, this space has a breakfast bar for stools, and space enough for a table and small sofa. Throw open another set of French doors out onto the patio and everyone can spill out into the large garden too. A perfect entertaining space ! The kitchen area is fitted with a range or shaker style units, and houses an integrated dishwasher and fridge/freezer, double oven, gas hob and plenty of storage space. In addition, a real bonus is the utility room, with a sink for muddy boots, and both washing machine and tumble drier spaces. A large store cupboard is also perfect for the other kitchen cleaning essentials and the side door out to the driveway is perfect for access with muddy kids or dogs!

Upstairs and off the bright galleried landing, there are 4 excellent bedrooms. 3 are good doubles, all with space for wardrobes and the 4th is a small double, perfect as a bedroom or study/hobby room. The main bedroom is a lovely sized space with built in cupboards and very large en suite shower room fitted with a wide shower cubicle, half height tiling, ceiling spotlights and heated towel radiator. The family bathroom is also a good size with a shower fitted over the bath and also benefits from the same upgrades as the en suite. Both are finished with stunning Amtico flooring.

Outside and everything is still larger than average, including the excellent south facing garden. Laid mainly to lawn, this space also has two patio spaces, space for a trampoline, side gate and plenty of room for all you need to enjoy this outside space. In addition there is an outdoor studio built within the last 18 months with power and water supply. Currently used as a mini salon, this would also make a fantastic office space or simply a lovely summer house. To the front is a single garage with long driveway suitable for at least 2 cars. The garage also has planning permission in March 2023 to convert into a studio with French doors to the front. Ref:: Pl/2023/00143

There are ample green spaces on the development, including a children's equipped play area and local walks and a bus stop close by.

The Pickwick Court development was built on the historic "Copenacre" site, a key mod centre in it's time and offered access to the vast underground city which was created under Corsham in the old stone quarries. To this day, some of the historic structures still remain and form part of this small development created by Bellway Homes. The site itself backs onto open farmland and access to local walks are easily found nearby. There are large areas of green space within the area and also a lovely children's play park. Situated on the Bath side of town, access to Bath by car or bus is excellent (bus stop right outside the development) and in the other direction, easy access to Chippenham where the mainline rail station is found giving a commute to London Paddington in around an hour. Road links via the A4, M4 and M5 are swift and one reason that Corsham is such a popular area. The picturesque town centre is the main draw, with pedestrianised areas, historic buildings, and peacocks who wander around like they own the place ! The large Corsham park alongside Corsham court is the perfect place for a stroll around the lake, finishing up in one of the local cafes or cosy pubs on the high street. A wide variety of unique, independent shops and eateries are complimented with excellent schools and leisure facilities including a pool, gym, tree lined cricket club and football and rugby clubs close by. The area holds a strong community spirit with regular activities, clubs and events and being so close to the National trust villages of Lacock and the wide open areas of countryside surrounding the town, it is no wonder that Corsham was featured in the Times 2019 list of the top places to live in the UK.

As with most new development's over the last 10 years, an estate charge of approx. £175 per annum is charged for the upkeep of the development and its public areas. There is also the bonus of the remainder of the 10 year NHBC in place.

There is a section of land in the middle of the development which has proposals in initial consultation for a mix of sheltered accommodation over 60s. This was always in the plans for the development and is in it's early days of residents consultation. Plans and paperwork are available from the agent.

Please note that the video was produced a while ago and since then some minor changes have been made to the decoration and a garden studio has been added.
