Property Description

The property boasts impressive curb appeal, with a wraparound front garden that features an immaculate lawn, surrounded by an abundance of mature trees, shrubs, and vibrant plants. Off-road parking is available in front of the single garage, while an additional parking bay has been created, although it currently lacks a dropped curb for direct access.

Entering through the PVC glazed porch, laid with stylish tiled flooring and exposed brick walls painted in a decorative pattern, you step into the striking entrance hall. This space benefits from a vaulted ceiling, wood-effect laminate flooring, and a useful storage cupboard beneath the stairs.

The lounge is bright and airy, with natural light flooding in from both the bay window and the additional side window. A central chimney breast houses a gas fire, framed by a beautifully crafted marble mantel and hearth, adding warmth and character to the room.

The kitchen is both practical and stylish, featuring a mix of traditional timber and modern high-gloss handleless units. The rustic charm of ceiling beams contrasts beautifully with the sleek design, and there’s ample space for freestanding appliances alongside a convenient breakfast bar. From the kitchen, a porch leads to a handy utility room housing the gas central heating boiler and electrical consumer unit.

On the opposite side of the kitchen is a spacious dining room that enjoys lovely views of the front garden, making it an ideal spot for family meals. This room connects to the lounge through elegant timber glazed French doors, allowing for flexibility in entertaining and dining.

On the ground floor, there is also a versatile room, currently used as a home office, which could easily serve as a third bedroom. Aluminium sliding doors open out onto the side garden, creating a seamless flow between indoor and outdoor living.

A fully tiled shower room on this level, complete with a walk-in shower, hand wash basin, and WC, adds to the convenience of the ground floor layout.

Ascending the staircase, the first floor opens into a well-lit and spacious landing with a large storage cupboard housing the hot water cylinder. A compact yet functional shower room features an electric shower, hand wash basin with storage beneath, and WC.

The primary bedroom, located on the first floor, offers breath-taking views of the woodland, Gwrych Castle, and even a glimpse of the sea. This spacious room includes an array of fitted wardrobes, and there’s ample space for a king-size bed and additional furniture. There's additional storage options available into the eaves space.

The second upstairs bedroom is another generously sized double, offering similar picturesque views of the wooded town hill. With plenty of space for a double bed and freestanding furniture, this room makes an ideal guest or family bedroom. There's additional storage options available into the eaves space.

Outside, the rear garden is a beautifully maintained space, with a small lawn bordered by colourful flowerbeds and enclosed by secure timber fencing. A patio area provides the perfect spot for outdoor dining, while a door from the garden offers access to the single garage.

Since taking ownership, the current vendors have undertaken a comprehensive programme of improvements to the property. New radiators have been installed throughout, ensuring warmth and comfort in every room. The kitchen has been tastefully upgraded, offering a modern and functional space for cooking and dining. A new loft hatch has been installed and loft insulation has been added to the eaves and space above, enhancing energy efficiency, while stylish new flooring flows seamlessly through the entire home. Additionally, new internal doors have been fitted, providing a fresh, contemporary feel. Outside, the upgrades continue with the installation of a new garden fence, offering both privacy and security.

Situated on the peaceful and sought-after cul-de-sac of Llwyn Uchaf, this property enjoys the best of both worlds—quiet residential living with all the convenience of being within walking distance of Abergele town centre. Here, you’ll find a variety of local shops, charming cafés, gastro pubs, and other amenities. The award-winning Pensarn Beach, the scenic Coed-y-Gopa woodland, and Abergele Golf Club are all just a short drive away, while the A55 provides easy access for commuting along the North Wales coast.

Abergele

Abergele is a small market town, situated on the North Wales Coast between the holiday resorts of Colwyn Bay and Rhyl, in the Conwy County Borough. Its northern suburb of Pensarn lies on the Irish Sea coast and is known for its beach, where it is claimed by some that a ghost ship has been sighted. Abergele and Pensarn railway station serves both resorts.

Abergele lies just off the A55 and is well known for Gwrych Castle. The town is surrounded by woodland covered hillsides, which contain caves where you can find the rare Lesser Horseshoe Bat. The highest hill is Moelfre Isaf (1040 ft) to the south of the town. There are also outstanding views from Cefn-yr-Ogof, Tower Hill and Castell Cawr (known locally as Tan-y-Gopa). Castell Cawr is an Iron age hillfort, one of several in the area.

Abergele (including Pensarn) has a population of around 10,000 and is part of the Abergele/Rhyl/Prestatyn urban area with a population of 64,000. Approximately 29% of Abergele has a significant knowledge of Welsh. The town also has satellite villages such as Saint George, Betws yn Rhos, Rhyd-y-foel, Belgrano, Llanddulas and Llanfair Talhaiarn.
