This smartly finished one-bedroom apartment enjoys a fantastic location near the buzz of Francis Road, but still with plenty of greenery nearby (including your lovely, large communal garden).

Leyton tube is around 15 minutes away on foot, so you can easily nip into central London. It’s being sold chain-free, too.

If you lived here...

Behind that stately frontage and set on the ground floor, you’ll find 555 square feet of cleverly planned space, with a neutral style that will ensure you can add your own touches with ease.

At the rear, the spacious reception is bright and airy thanks to the external doors, which offer a picturesque view of the communal garden, while elements such as the timber floorboards and classic decor add to the feeling of calm. The kitchen is modern with sleek units, while the bedroom is spacious, with soft carpeting underfoot and custom storage. Finally, the bathroom is bright and contemporary with smart fittings and an over-tub shower.

Outside, you’ve got plenty greenery nearby, from Coronation Gardens and Jubilee Park to Hackney Marshes and the Olympic Park. As for more urban perks, stroll east and you’ll come across the part-pedestrianised Francis Road, which is now recognised across the capital as a hub thanks to its eclectic mix of eateries and stores, ranging from upmarket deli Yardarm and independent book shop Phlox, to Korean eatery Zaxx and independent store Dreamhouse records.

South of there, the Grove Green Road area has been buzzing with activity for a few years and is now a hangout in its own right. The Filly Brook, Heathcote & Star and the Northcote are there and sure to become faves. As for newer developments to the area, look out for East Bank, a unique collaboration between world-leading universities, arts and culture institutions including Sadler’s Wells, BBC and V&A.

What else?
- Leyton tube station is around 15 minutes on foot to get you into central London via the Central Line. Or hop on a bus and be at Stratford in ten minutes for the Elizabeth line and more.
- You won’t ever be stuck for essential items thanks to the great selection of convenience stores on Leyton High Road. You’ve also got an Asda Superstore less than a mile away.
- Even if you’re not a follower of football, it’s worth checking out the nearby Leyton Orient. The team encourage people of all ages to come along to the Breyer Group Stadium to take in the sights and sounds of a game.

A word from the owner......

"I have lived in the property for over 9 years, and I can't praise it enough. I had an absolute wonderful time there. It is a lovely one bedroom ground floor flat in a beautiful cul-de-sac, well located with easy public transport links. The flat is located at the rear of the building, creating a quiet, safe and private environment. The rooms are incredibly warm and cosy in the winter.

During my time at the flat I have renovated the bathroom and had a deep bath fitted in, It gives a spa feeling for bath lovers. The property has a good size south facing private garden, with French doors access from the living room. When relaxing in your sofa, looking through the French doors, all you see is green, is the back of the communal gardens and a row of mature trees (around 15 meters tall) hiding the property from neighbours. It is the ultimate escape from busy London. The private garden leads to a communal garden where neighbours tend to fraternize and occasionally have a community barbecue or a glass of wine. The property comes with an 8' by 8' potting shed with windows, in great condition, that I often used as a creative space and extra storage. The property also has a car parking space on a shared gated area."

The flat is 15 mins walk to Leyton station (central line) and close to the lovely amenities at Frances Road including luxury bakeries, wine shops, lovely coffee shops and restaurants. If you enjoy long walks, I have often walk to the Olympic Park (around 20 to 30 minutes walk) and then to the canal all the way to The Crate and occasionally to Victoria Park. It is a great canal walk full of lovely restaurants and cafes. The flat is
also a short walk from Jubilee Park leading to Hackney Marshes, which it is a daily great walk for dog owners."
