    Vendors Insight

Aberllynfi Farm has been our happy family home for over 20 years. Our children and grandchildren have hatched chicks, seen dippers, kingfishers and ducklings on the stream and watched tadpoles grow into frogs, and newts, toads.
We’ve been able to sleep under the stars, under canvas or snuggled in the cabin. Very brave children have slept in the treehouse! We wait anxiously for the swallows to arrive in the spring and feel the emptiness when they leave in the autumn. We listen to the owls through the dark winter nights and pick mushrooms for breakfast on misty September mornings.

Riding out through the lanes, along the bridle paths and up into the hills has been my joy. Our paddocks have served the ponies well and provide a wonderful setting for marquees, parties and celebrations. Set between Hay on Wye and Brecon gives us the annual fun of The Festival and ‘The Jazz’ as well as regular opportunities for Cinema and Theatre. Good local food, good local schools, good local people and a good life!

    Step Inside

The property is approached through a welcoming porch with dual-aspect windows, providing plenty of natural light.

The porch opens into the main living room, which is full of character featuring exposed beams, an inset Clearview multi-fuel stove, and a staircase leading to the first floor. To the left of the living room is a cozy snug or office space, complete with an open fireplace, built-in cupboards, and bookshelves, making it the perfect spot for relaxation or work.

Adjacent to the snug, another door leads from the living room to a versatile space currently a workspace/sewing room but adaptable for various uses. At the rear of the living room, patio doors open onto a charming veranda and seating area, ideal for outdoor relaxation and entertaining.

To the right of the living room steps lead down into the former dairy, which has been beautifully converted into the heart of the home: A spacious, open-plan kitchen, living and dining area. This features a second staircase to the upper floor, patio doors to the front, a range of kitchen units, and a lovely Aga stove as its centrepiece.

A door from the kitchen opens into a well-equipped utility room and food preparation area. Often used as a summer kitchen with additional units, a sink space for white goods, and access to a practical boot room/rear porch. This space ensures functionality while maintaining the home’s rustic charm.

Leading upstairs from the staircase in the living room, the landing provides access to three generously sized bedrooms and a family bathroom, which features his-and-hers vanity sinks, and spacious shower.
Two of the bedrooms benefit from built-in wardrobes, offering ample storage space, while all three enjoy plenty of natural light and charm.

The second staircase, located in the kitchen/living room, leads to the master suite, a true highlight of the property.
This impressive room boasts stunning exposed apex roof timbers, built-in wardrobes and an ensuite bathroom. The master suite also offers beautiful views of the surrounding countryside, creating a serene and private retreat within the home.

    Step Outside

The property is approached via a spacious driveway with ample parking, alongside a carport, (leading to the yard), and a raised south facing seating area. To the rear, a beautifully landscaped garden can be accessed directly from the veranda off the living room, surrounded by mature hedges for privacy. Steps lead down to the rear yard, and access to stables and a workshop/barn.
The property includes three paddocks, totaling approx. Just under an acre, making it ideal for ponies. At the bottom of one of the paddocks is a pony shelter, adding convenience for equestrian enthusiasts. Additional outbuildings include a garage, tool room, hay store, tack room and feedstore, outdoor toilet and greenhouse

Towards the lower part of the property is a charming garden featuring vegetable patch, fruit trees and some unusual shrubs and trees. Nestled at the bottom of the garden is a delightful cabin, offering a hidden retreat surrounded by nature and bordered by a stream.
