On the hills of Città di Castello, in an open and sunny position in the Umbrian countryside, 12.0-hectare estate with Agriturismo for sale. Description of the buildings, state and finishes
The farmhouse (1,020 sqm – 10,975 sqft) is a large rural building characterized by a stone tower. The property was entirely renovated when it was converted into accommodation and retains most of the original finishes, including terracotta floors, wooden beams and stone walls. Externally, the masonry has been plastered almost completely, leaving only the tower in its natural state.
One wing of the building has been converted into a fine restaurant consisting of five large guest rooms, a professional kitchen with pantry, and two guest bathrooms.
The other wing is for guest accommodation and includes six apartments on three floors:

Exterior

The farm covers a total area of about 12.0 hectares (29.6 acres).
In addition to the garden, the estate consists largely of arable land (6.3 ha) that could be used to plant additional vineyards and/or expand the business given the presence of a building plot on the northeast side of the land.
The vineyard (about 9,700 sqm) consists of about 2,500 vines of local varieties (Canaiolo Nero, Canaiolo Bianco and Grero) that should become productive between the end of 2025 and the beginning of 2026, allowing the production of about 6,000 bottles of wine per year.
A small olive grove (about 100 trees) was recently planted at the edge of the garden and is expected to reach full production by 2025 with an average productivity of about 260 kg of oil (characterized by spiciness and bitterish aftertaste typical of oils produced in the Upper Tiber Valley).
The remaining area is covered by woodland (1.7 ha) consisting mainly of pine trees with recent plantings of holm oaks and oaks (used mainly as shade for parking).
