History of the area

In days gone by, this property, probably dating back to the 13th century, was located within the village of Cospaia, which unexpectedly gained independence in February 1441 when Pope Eugene IV, engaged in conflict with the Council of Basel, ceded the territory of Sansepolcro to the Republic of Florence. Due to an error in the boundary designation, a small strip of land was not included in the treaty, and the residents promptly declared that they were not subject to any authority, reserving suspension from tax and duty obligations for the transit of their goods. The only rule of the tiny state was Perpetua et firma libertas, or “Perpetual and secure liberty”, sufficient to regulate the lives of only 250 inhabitants. The republic survived until the Napoleonic period.
