Holding Deposit

Reference Checks And Credit Worthiness

Applicants will need to provide proof of an income of at least 2.5
times the annual rent. Applicants receiving housing benefit or
universal credit will require a guarantor who is working, have good
credit and able to provide proof of an income 3 times the annual rent.
We will also carry out employment and affordability checks, obtain a
previous landlord reference and require proof of address history,
usually up to 3 years. All applicants will be subject to a credit
check carried out by a third party to check for CCJs, IVAs,
bankruptcies etc. If you have any concerns about your credit record
you are advised to check for adverse records before applying for a
rental property as failure to disclose such details may result in the
loss of your holding deposit.
